Arthur Falcone has over 35 years of executive experience and a proven track record of success in all areas of real estate. As the founding principal of Miami Worldcenter, his vision and expertise were pivotal to its creation.

Mr. Falcone is also the cofounder and managing principal of Encore Capital Management, a diversified, multiple-fund real estate investment and development firm with more than $1 billion under its management. Prior to founding Encore, he was the CEO and chairman of the board of the Falcone Group, a vertically integrated real estate and land development organization. Mr. Falcone serves on the board of trustees for Nova Southeastern University, where, in 2006, he was inducted into the school’s Entrepreneur Hall of Fame. He is also actively involved in Crohn’s and Colitis charities, the Junior Achievement Hall of Fame, and SOS Children’s Village.

As Managing Partner of Miami Worldcenter Associates, Mr. Motwani has overseen the development of a $6 billion mixed-use real estate project located in the heart of Downtown Miami, Florida. Encompassing 27 acres of retail, residential, commercial and hotel uses, Miami Worldcenter is the largest urban development project underway in Miami and is among the largest in the U.S. Mr. Motwani is responsible for every facet of the project, including land acquisition, zoning and entitlements, financing (public and private), joint ventures and development.

Nitin Motwani also serves as Managing Partner for Merrimac Ventures, a real estate investment and development firm based in Fort Lauderdale, FL. The firm’s portfolio primarily focuses on prime resort and mixed-use development, but also includes extensive investments in multifamily residential, condominium, retail, and office developments. In this role, Mr. Motwani is involved in all aspects of acquisitions, development, and capital markets for mixed-use projects as well as hotel, office, retail, and residential assets on a national scale.

Prior to joining Miami Worldcenter, Mr. Motwani was an equity derivatives trader at Goldman Sachs in New York. Mr. Motwani was also involved in the creation of Encore Housing Opportunity Fund (Encore), a private equity fund focused on opportunistic real estate investments and development. He has overseen investments totaling more than $1 billion in Florida, California, Texas and Arizona through his work with Encore.

An active member of the greater South Florida business community, Mr. Motwani is on the board of the University of Miami’s Master of Real Estate Development (MRED) program and previously served as Board Chair. He is also a member of the Young Presidents’ Organization’s (YPO) Miami Chapter and Global Chapter, the Urban Land Institute (ULI), the International Council of Shopping Center (ICSC), and of City Year’s Red Jacket Society. Additionally, Mr. Motwani is actively involved in the R. Motwani Family Academy of Hospitality and Tourism Management at Broward College. Previously, he served on the board of the Miami Downtown Development Authority for fifteen years where he was the co-chair of the enterprise committee; and as Co-Chair for One Community One Goal, Miami Dade County’s long term strategic plan for economic development.

Mr. Motwani has been recognized as an Ultimate CEO by the South Florida Business Journal; one of South Florida’s “20 Emerging Leaders Under 40” by The Miami Herald; “Young Leader of the Year” by the Urban Land Institute; and a Power Leader in Commercial Real Estate by the South Florida Business Journal.

Mr. Motwani earned a Bachelor’s degree in International Relations from Duke University and holds a Master of Science in Real Estate Development from Columbia University.

Since 2007, Ben has been integrally involved in all facets of Miami Worldcenter, a $6 billion mixed-use real estate project located in the heart of Downtown Miami, Florida. Encompassing 27 acres of retail, residential, commercial and hotel uses, Miami Worldcenter is the largest urban development project underway in Miami and is among the largest in the U.S.

Ben has seen the project from inception through execution, holding responsibilities for land acquisition, design, entitlements, financing, construction, leasing, marketing and PR. In his current role as EVP, he oversees all development activities onsite, with a specific focus on entitlements and government approvals, as well as retail leasing, build-outs and tenant openings.

Beyond the aforementioned areas of responsibility, Ben’s most prized legacy to the project is the curation and execution of its $5M public art initiative that has created an outdoor museum at Miami Worldcenter, featuring installations by nine different artists whose diverse works reflect both prominent and up-and-coming artists as well as the historic cultural and ethnic ties of the neighborhoods beside which Miami Worldcenter has blossomed. Ben was also instrumental in securing the relocation and restoration of the historic Pan Am Globe – now on display for all to see at Miami Worldcenter.

He is a member of ULI, as well as the Friends of the Underdeck / Overtown Miami Greenway Committee.

A New Jersey native, Ben started his career in building and development there as a project manager before relocating to South Florida 20 years ago. He also worked at the Lennar Corporation prior to joining Miami Worldcenter. He is a graduate of the Pennsylvania College of Technology (a Penn State affiliate) with a degree in Construction Management

Ben spends his free time enjoying his twins, Jack and Emma, volunteering as a youth football coach, and indulging in the cultural life of South Florida, particularly as an avid music fan, concert goer and art collector.

Rosa Pineda Controller

Rosa is the Corporate Controller for Miami Worldcenter, overseeing the day-to-day financial operations and accounting department for the development. She is responsible for the accounting, auditing, financial reporting, and the company’s corporate books, which are comprised of various partnerships. Rosa brings 25 years of experience in accounting to the Miami Worldcenter team.

Prior to joining the Miami Worldcenter team, Rosa was instrumental in the exponential growth of two start-up businesses as a direct result of her financial and business leadership contributions.

Alexa Cohn Office Manager and Executive Assistant

Office Manager and Executive Assistant

Alexa serves as the Office Manager for Miami Worldcenter while also maintaining her responsibilities as Executive Assistant to Nitin Motwani. Alexa oversees the day-to-day operations of the Miami Worldcenter team including, but not limited to, acting as the liaison between the company’s investment, accounting, leasing, technology, public relations, and marketing teams.

Alexa earned a Juris Doctor from Nova Southeastern University and is licensed to practice law in Florida. Prior to attending law school, Alexa earned a Bachelor’s Degree in Communications from Florida State University.
